We moved here in 1988 to secure a good house by a canal with a view to owning a boat. We achieved the boat and had it at the bottom of the garden for thirteen years, and used it to access the main canal systems via the River Trent, and by the Aire and Calder Canal. It has been a great family home, in a quiet rural setting with good neighbours and easy road access to all facilities. The fuel to the property is LPG, there is no gas supply to the village.
The property is entered from the front of the home through a wooden door into a welcoming reception hall in which to greet family and friends to the home. Space is available within the hall for coats, shoes and bags. A door opens to the ground floor toilet with a further door into an inner hallway which is open plan to the lounge and the dining room.
Spacious family lounge positioned at the front of the property. This room is a bright and welcoming room in which to relax and unwind, a generous amount of windows with a set of double doors to the front bring through plenty of natural light. Centrally positioned and forming a focal point to the room is a brick built wall housing an open fire, perfect to gather around during the colder months, whilst providing warmth to the whole property. Flowing off from the lounge is an additional area to read, or perhaps to have as an office. An inner hall divides the living space from the dining room. Underfoot is parquet flooring.
The dining room is found at the front of the home, conveniently between the lounge and the kitchen. There is plenty of space within this room for a generous sized table to entertain on formal or less formal of occasions.
Located to the rear of the property is the kitchen. The kitchen is fitted with a range of wooden wall and base units with worktops to match and incorporating a stainless steel sink unit and drainer which sits neatly beneath a generous sized window overlooking the impressive garden and canal. Built into the design is a gas hob, eye level double oven and grill, whilst space is provided to fridge freezer. A door gives access into the breakfast room.
The breakfast room is a great additional space to work, having wooden wall and base units, useful shelving and views over the rear garden. A door of the room leads through into a useful utility room.
The current owner uses this room to enter the home, where space is provided for shoes, wellingtons, coats and other items of outdoor clothing to be stored without entering the main home.
