Provide the landlord with a valuation of the potential rental income of the property based upon comparable market data and expertise of the area.
Provide the landlord with help and advice regarding the current regulations relating to letting a property.
Create a brochure and other marketing materials to advertise the property including but not restricted to Rightmove and The Property Hive website, Shop advertising, etc.
Erect a To Let board at the property.
Show prospective tenants round the property when required.
Negotiate the tenancy terms with any prospective tenants.
Acquire references and credit checks from perspective tenants.
Prepare an 'Assured Periodic Tenancy Agreement' in line with the requirements of the Renters Rights Act.
Register the security deposit with an approved Tenancy Deposit Scheme.
Where requested, accompany the tenant on moving in to the property and confirm the Inventory and Schedule of condition (where one exists)
Where requested, arrange for utilities to be provided with the tenants details.
Where requested, accompany the tenant on vacating the property to confirm the Inventory and Schedule of condition.
Collect the first month’s Rent or the Rental Advance from the tenant on behalf of the Landlord, and subsequently transfer to the Landlords bank account.
Collect the rent on a monthly basis and transfer to the Landlord.
Chase the tenant for rent arrears.
Conduct periodic inspections to ensure the property is being maintained appropriately.
Issue the Landlord with a monthly statement of accounts.
Where appropriate and requested by the landlord, review the rent to ascertain the property's potential market rental income and negotiate any increase with the tenant.
