Tips for a smooth & stress-free sale

It is never too soon to start to prepare for the sale of your home, and a little time invested now will avoid delays later and ensure a smoother move. It could also save you money.

Here are our top four tips for homeowners looking for a smooth stress-free move.

1. Property Information

You may not have agreed on a sale of your property just yet, but your solicitor is going to need quite a lot of information from you soon. 

You will be required to provide original copies of documents and certificates which may not currently be in your possession.  So allow time to obtain them.

Start to compile a folder of this information whilst you have time and avoid stress later. 

Delays in providing this information are one of the biggest causes of delays in the legal conveyancing process, as, without it, solicitors on both sides cannot commence their activities, slowing your sale down.

Download a sample of the Property Information and Fixture and Fittings forms here.  Your solicitor will require you to complete similar documents when the time comes, so you can use these as a checklist of the information you need to gather.

If you own a leasehold property, it would be a good idea to contact your leasehold management company and ask them for the management pack.  This can often take many weeks to obtain, so best start the process sooner rather than later.

If your home has benefited from any of the following, please ensure you dig out the relevant documentation.  Your solicitor is going to request copies of the certificates/sign off’s, so it is best to obtain them now, as it may take time to track them down or obtain replacement copies.

  • New windows/glazed doors installed since 1st April 2002
  • Electrical work carried out since 1st January 2005
  • Boiler installed after 1st April 2005
  • Addition of a conservatory
  • Any extensions/loft conversion/removal of internal walls

2. Finances & Credit

If applicable, make sure you have contacted your lender to make them aware of your plans.  Many mortgage products have early repayment fees should you sell your home during the loan period.  It is best to be mindful of them at the outset so you can budget accordingly. 

For those looking to purchase another home with a mortgage, you should speak with a  financial advisor and ensure you have the finances in place and secure the best deal.

Now is an excellent time to check your credit records to make sure there are no issues.  It is surprising how many people are refused a mortgage because of issues with their credit file they were unaware of.

3. Removals & Clearance

Leaving packing and clearance until the last minute is always going to increase stress levels.  Start early, work on a room at a time and adopt the strategy of little and often.  Many supermarkets and other retail outlets will allow customers to collect cardboard boxes which can be expensive if purchased from a storage or removal company.  Start to box up possessions you are going to be talking with you now.

Dispose of any items that you are not going to be taking with you and consider employing the services of a local house clearance company for more oversized items of furniture.  In some instances, they will remove items at no charge if they believe it has a resale value.

If you are going to be employing the services of a removal company, you should start to obtain quotes.

4. Updating Contacts

Compiling a list of contacts and companies you will need to inform about your move will ensure that no one is forgotten about. You'll be amazed at how many there are, and you don't want to miss essential letters, communications or deliveries once you have moved.
