Remember, first impressions count so lets get your home ready to wow potential buyers. Research shows that clutter distracts buyers from observing the full potential of a property. We regularly receive feedback from buyers to say that clutter is big concern when looking at properties as it suggests a lack of adequate storage. You should be looking to showcase every room to the maximum by clearing it of unnecessary items. Begin the boxing up process early, ready for your move; store items safely, neatly and out of sight. Don’t forget to pay attention to garages and outbuildings. Also, a self-storage facility may be an option here and don't be tempted to load it all in the garage or spare room!

Ensure that gardens are free from rubbish, grass is kept short, paving slabs and decking are kept free of moss and weeds and potentially add a splash of colour to your garden with flower beds or freestanding plant pots.

Finding time to tick off those jobs from the ‘To Do’ list is always difficult, however buyers will not be looking to take over your outstanding jobs, so whilst you have a bit more time available and at home why not take advantage and work your way through some of these tasks?  Key things to look out for when selling is to change any light bulbs that are not working, replace any mouldy sealant around the bath, shower and sinks, thoroughly spring clean throughout your home, paint the fence and shed if they are looking tired, etc. If you have noticed a job may need doing, then buyers will definitely pick up on it also.

It goes without saying there’s only so much you can plan without your property being on the market. To ensure your move is as smooth as possible and you are in a position to have an offer accepted when the time comes; ensure you are prepared by things like your finances.
