Selling Do's & Don'ts

We’ve learned a thing or two about selling houses over the years and are happy to share our top Do’s and Don’ts with homeowners so you can enjoy a successful sale.

Before you list your property for sale, take a moment to learn what we have learned.

 

Do’s

  • Be smart when establishing your asking price.  The price of a property relative to the average comparable market value in the area is the single most important consideration for purchasers.   As a general rule, the more a price exceeds the average value, the greater the time it may take to achieve a sale and vice versa.  The financial and emotional consequences of overpricing can be painful, and so too can undervaluing your property, so you should definitely seek advice from an expert who is speaking with buyers regularly in the local area.

 

  • Get your house in order. Nothing turns off buyers more than clutter and outstanding issues.   Whilst it may not make financial sense to carry out high-cost renovations, you definitely should fix broken or damaged items and de-clutter so buyers can see the space available in your home.  You need to present your property as an attractive and appealing home, and that will sometimes mean decorating tired rooms.  Fail to take this on board, and you will likely fail to attract the right buyers.

 

  • Seek out expert advice from a local reputable Estate Agent.  You may have a friend or family member who believes they know best. But it costs you nothing to speak with an Estate Agent, and the insight you can gain from their years of experience in selling thousands of houses could help you on your way to achieving your dreams and avoid making costly mistakes.

 

Don’ts

  • Put yourself under unnecessary pressure.  It may seem logical to find a home you want to buy before listing your own property for sale.  However, unless you are in a position to purchase without selling and are willing to incur the additional costs, you will likely place yourself under a great deal of pressure.  Many take this approach because they believe their own property will sell quickly, but all too often, this assumption unravels when reality bites, or they fail to appreciate that there are other buyers out there in a better position, having already sold.  Our advise it to list your property for sale and secure a buyer before actively trying to secure your next home.  This approach not only reduces stress but is also more successful.

 

  • Lose sight of your goal.  Moving can be a challenge, and sometimes homeowners can become disheartened and distracted by obstacles which arise, like negative feedback from buyers or a lack of interest.  In our experience, with the right advice and support, all properties will sell.  Keep calm and don’t allow your emotions to rule your decisions.  Remain focused on your goal, be patient, and you will be rewarded.

 

  • Forget about your finances.  It is important that you have a complete picture of the true total cost involved in moving.  Stamp duty tax and other extra costs, like mortgage redemption fees, can be significant, so you should make sure you fully appreciate all of the expenditure you are likely to incur.  You can find out more about the costs of buying and selling here.
